No parties or events
No smoking or vaping anywhere on the property
Before you leave
Gather used towels and put them in a pile on the bathroom floors. My cleaning crew handles the rest.
Collect dirty dishes & glasses throughout the house and put them in kitchen sink or dishwasher. My cleaning crew handles the rest.
Leave linens on beds. My cleaning crew will take care of them.
Collect trash throughout house & throw away in blue garbage bin in front of gate.
Leave AC units at 76 degrees.
Turn lights off and lock balcony doors.
Lock up house at pool door and front door.
Return key to lockbox.
To Check-Out
Send a message and/or text to let me know that you have returned the key to the lockbox and left the property.
Payment Schedule: 100% due at time of booking.
Cancellation Policy: All paid prepayments are non-refundable.
Security deposit: On all direct bookings, a pre-authorization of $500.00 is held on 1 day before arrival and voided on 7 days after departure if there is no damage or stolen items.

The Majestic Villa Rental Terms and Conditions
This rental is occupied by Property Owners when not being rented. As such, please take the time to read these terms and conditions completely in order to ensure that the property is left in great condition after each rental. All costs incurred by Property Owners due to violations will be charged to the security deposit.
Reservations
The person or persons under whose name the reservation is booked must be 25 years of age or older. Parties are prohibited. Maximum occupancy is 10 persons. Reservations obtained under false pretense are subject to forfeiture.
Responsibility
The person or persons under whose name the reservation is booked are responsible for all damages incurred, and must reside at the property for the duration of the rental. They are responsible for ensuring that they and authorized guests abide by all rules set forth in this document, in the reservation confirmation, house rules, and those posted throughout The Majestic Villa. Failure to do so will result in forfeiture of rental without refund.
Check-In Procedures
Check in is between 4pm and 11pm. Check in times earlier or later than the 4pm to 11pm window will be permitted on an as-available basis and must be arranged in advance. A lockbox is located on the side of the house and you will receive the access code the day of checkin. Once you arrive, there is a booklet with property information including wi-fi password.
Check-Out Procedures
Check out is by 11am on the day of checkout. Check out times later than 11am will be permitted on an as-available basis and must be arranged in advance. A cleaning crew will enter and begin cleaning promptly at your departure.
Before departing:
• Place dirty dishes in kitchen sink or dishwasher.
• Return kitchen items and furniture to their original locations.
• Collect dirty/used towels in laundry bins or gather in pile on bathroom floors.
• Please do not strip the sheets, the cleaning crew will attend to linens.
• Logout of any TV apps you logged into.
• Leave keys in the lockbox on the side of the house after locking the pool and front doors.
The Majestic Villa Provisions & Housekeeping
The Majestic Villa will be supplied with starter sets of paper towels, toilet paper, tissues, dish soap, Keurig cups, salt & pepper, olive oil, aluminum foil, plastic wrap, garbage bags, dishwasher pods, laundry detergent, fabric softener, dryer sheets, kitchen and bath towels, pool towels, and sofa blankets. Pool towels are permitted for use at the pool and hot tub. Pool towels and sofa blankets are not to be removed from the property. Sandy beach chairs, towels or other sandy things are not permitted in the house. Please use outside hose and shower next to pool to remove sand from items like beach chairs, and leave to dry outside the house.
Lost Keys / Lock Outs
Door keys and codes will be provided by Host. A $50 fee will be assessed for each lost key or request for lock out assistance.
TV / Internet
TV use is limited to streaming services available without additional fees. Owners will provide wi-fi passwords and report internet outages, if they occur, to the provider. Youtube TV and Netflix is available.
Washer & Dryer
There is a washer and dryer located on the third floor. You may use the elevator to take your clothes to be washed. Be sure to clean vents of dryers after each use.
Emergencies / Problems and Repairs
Call 911 first for medical, fire, and police emergencies. Crucial problems should be directed to Owners contact information, as listed in your confirmation email. If Owners are unavailable, a local agent will respond promptly. Leave a voicemail if we don’t answer, and we will respond in a timely manner. Messages are checked regularly throughout the day and on weekends and holidays.
Pets
Pets are not allowed at The Majestic Villa. Violators are subject to immediate forfeiture of rental without refund. Specific situations may be allowed, but an arrangements will need to be made prior to your stay.
Grilling
There is a Blackstone gas griddle/grill available for cooking out. If you happen to run out of propane, please refill at the local hardware store or Stripes off Padre Blvd.
Smoking
The Majestic Villa is non-smoking.
Fireworks
Fireworks are prohibited at The Majestic Villa. Violators are subject to forfeiture of rental without refund. Weekly and seasonal fireworks can be seen from the house.
Lost and Found
Owners and Agents are not responsible for items left in the property. We will collect found items, and they are held for thirty days before donation to a local charity. If you believe you have left something behind, contact Owners to see if it has been found and arrange for the cost of return postage.
Right of Entry
Owners or Agents may need to enter the property for the purpose of inspection or maintenance. We will notify you in advance and do our best not to disturb you.
Limitation of Liability
Renter agrees to indemnify, defend and hold harmless the Owners and their respective agents, directors, employees and representatives from any liabilities, losses, damages, costs or expenses arising from or related to any claim arising out of or in connection with renter’s use or occupancy of The Majestic Villa, including but not limited to any claim or liability for personal injury or damage or loss of property incurred or sustained by renter, or renter’s guests or invitees, and without regard to whether such persons have authority to be upon the premises. Without limiting the foregoing, renter understands that there are inherent risks associated with the use of certain features on The Majestic Villa premises, including risks associated with the use of the pool, hot tub, whirlpool, fireplaces and grills. Renter hereby releases Owners and The Majestic Villa respective agents from any damages arising from renter’s or renter’s guests use of such features. Your confirmed booking is your agreement to this liability waiver.
